1. Property Condition
All properties are sold as-is, where-is, without express or implied warranties, unless otherwise stated in writing. Buyers are encouraged to perform independent inspections and due diligence before purchase. We do not guarantee property condition, structural integrity, zoning, or code compliance.
2. Buyer Due Diligence
Buyers and investors are responsible for verifying all property information, including but not limited to: title status, zoning regulations, permits, taxes, HOA fees, utilities, boundaries, environmental factors, and local ordinances. Mikioi Properties & Resales, LLC is not liable for any misinterpretation or reliance on publicly available or third-party data. We strongly recommend engaging licensed inspectors, attorneys, and title professionals prior to closing.
3. Seller Financing Disclosure
When available, seller-financed transactions are subject to review and approval. Terms (interest rate, down payment, amortization) are case-specific and must appear in a signed agreement. We do not provide financial advice or guarantee loan approval.
4. AI Secretary Disclosure
We utilize an internal AI communication assistant (“AI Secretary”) to help manage inquiries, scheduling, and document requests. All AI-assisted responses are reviewed by human staff before any decision or commitment is made. The AI Secretary does not independently negotiate contracts, provide legal advice, or collect payment information.
5. Limitation of Liability
Mikioi Properties & Resales, LLC and its affiliates are not liable for direct, indirect, incidental, or consequential damages resulting from property transactions, reliance on website information, or third-party services. Liability, if any, shall not exceed the amount paid in the relevant transaction or $100, whichever is less.

Our website may include links to external resources or third-party listings. These are provided for convenience only. Mikioi Properties & Resales, LLC does not endorse, control, or guarantee the accuracy of third-party content and assumes no liability for their actions or representations.
7. Governing Law
